The Senior Director of Real Estate Development has overall responsibility for negiotitations with developers on the various real estate parcels held by the Company with a focus on value creation at the base areas of the Companys ski resorts. The individual will have good skills in identifying and bringing qualified third party developers forward on the parcels to ensure development occurs in a timely manner, and fits in with the general vision and plan for the Company. Responsibilities Responsible for understanding and tracking entitlements for various company owned real estate parcels. Responsible for developing conceptual development scenarios while conforming to existing entitlements. Responsible for the negotiation of purchase and sale and development agreements with third parties interested in acquiring such parcels, ensuring the Companys interests are protected at all times and that each deal is properly coordinated with all appropriate internal stakeholders including mountain, retail, and corporate personnel. Assist VP of Real Estate Development on analyses of 3 rd parties and accompany him/her on certain site trips to investigate potential business partners first hand. Prepare pro formas and financial analyses on the various real estate parcels held for sale, that are usable by third parties interested in acquisitions and development. Works closely with appropriate government officials on the cooperation of entitlements and funding structures for the various real estate parcels held for sale. Help lead branding discussions with the major hospitality brands that would be interested in the projects both for the development parcels as well as some of the current company owned hotel assets. Maintains relationships with hotel brokerage community for assistance on our development parcels and potential strategic transactions on company owned hotel assets. Maintains good network of potential partners, brands and operators to help ensure a pipeline of interest is always maintained for the base areas of the Companys ski resorts. Assistance in analyzing employee housing development opportunities.
