A private banker associate of mine has assisted many people in obtaining lines of credit for their real estate investing needs.
What he does is build them out a brand New Corp or LLC ( or existing ). He registers it with the state that the client lives in. He obtains all the business licenses required if necessary. He obtains a physical address and phone number for the entity, places them in the white pages and lists them with nationwide business directories. He then works with you and all of the major Business Credit Bureaus to build out your company as a Lendable entity.
At this point he then registers the entity with Dun & Bradstreet Business Experian, Equifax etc. and creates a credit profile by adding multiple valid trade lines to the account (he applies for credit, then places orders, pays and waits for everything to post). This insures that the entity has an 80 PAYDEX score equal to 800 FICO.
He now goes to other personal associates of his and obtains 100K - 250K in cash lines of credit, as well as Unsecured Credit cards. All of this is Unsecured
Business Funding regardless of your personal credit. BK or Foreclosure.
The entire process takes around 90 days. You can obtain as many of these corporations/llcs as you want so the more money you want, the more you can obtain.

The bottom line is that you are having created for you, at a very reasonable price, an entity (entities in many cases), that become(s) the valid lending arm for your real estate investments.
No more points, conditions, high interest rates and declines. If you like the deal, you can jump on it. There are too many times where deals are lost because investors were not able to pull the trigger faster than the guy with cash. With this system, you will have the cash you need to close on the deals you want to close on!
